Sipson Island is a sandy chunk of land surrounded by the blue waters of Cape Cod’s Pleasant Bay. All 25 acres of this private island could soon be yours to roam—if you can scrap together the cash.

The property off the coast of Orleans hit the market today for the first time in decades. It’s listed for the small sum of $12.5 million.

“You hear a lot about ‘lifestyle properties’ these days,” said Paul Grover, the listing agent with Robert Paul Properties, in a statement. “But Sipson Island is in another sphere. This is a legacy property. There’s simply nothing else like it where a buyer can develop his or her dream of the perfect private island just a stone’s throw from the mainland.”

Indeed, the dreamy little oasis boasts views of Nauset Beach, Cape Cod Bay, and the vast Atlantic. It’s made up of nine parcels of land that include multiple dwellings, both seasonal and year-round. There are also two boathouses and three docks which offer deep water boat access for fishing and cruising.

The island’s purchase will make it one of the last remaining truly private islands off the Cape. Check out the lay of the (little) land below.
