On The Market: 861 Sea View Avenue, Osterville

This doozy turns the traditional Cape on its head.

This latest home to hit the market this summer is a stunning property that takes Cape Cod living to new heights.

Most Cape houses were built in the late 1800s and early 1900s when there was a boom in attraction to the area, and those homes were constructed on the best plots of land. Many of these houses, however, have come to the “end of their lives,” as LandVest listing agent Stewart Young explains, leaving these fabulous locations with something lacking. This plot fell to that fate, but was reborn with the completion of this home in 2014. “You have this eternal site with this new design prospect,” says Young.

“It’s unusual for us to have something that is as architecturally special,” Young says. What looks like it could be a standard Cape house on the outside opens into an architecturally conscious house with design aspects that relate specifically to the site it is built on. Young says that the architect Nicholaeff Architecture and Design was “playing with space” in the construction of this mega-home, trying to figure out how to get the full three stories in while still having it sit down at the right level for the lot. By creating tall windows to let in light, Nicholaeff created something that lit more than just the room, but lit vertically, delicately working with the space available.

The grandeur of this massive home is highlighted by a unobstructed ocean views from all main rooms, a three-story foyer, and a chandeliered spiral staircase leading to the living areas. “It is really interesting to see the way it worked with the interplay of the volumes of space and light,” says Young. Not only is the expansiveness felt in the main house, but a sprawling guest house sits beside it as well as a pool house with shower area and full kitchen, and a beach house/cabana right on the beach with a bathroom, shower, and dressing area. The property is also lined with vegetation to separate it from neighboring plots.
