If Obama’s nearly $12-million-dollar purchase of Wyc Grousbeck’s old digs on Martha’s Vineyard had you clutching your wallet, this new-to-the-market Cape Cod listing will blow you away. Should it sell for the $25 million it’s asking, it will actually break a Cape record for the biggest sale of all time. For the time being, that title is held by the sale of horticulturalist and art collector Bunny Mellon’s Osterville home to billionaire Bill Koch—traded for a whopping $19.5 million.

But this listing, currently the priciest piece of real estate on the Cape Cod market, is much more than a giant price tag. The 9.6-acre Woods Hole property encompasses a 36-foot swimming pool, guesthouse, boathouse, a deepwater dock, a private stretch of beach, and gardens and grounds galore.

Inside, luxurious amenities fill out the nearly 10,00 square feet, from multiple wet bars to four fireplaces (including one in the master suite’s dressing room). But one-of-a-kind design brings this home up to its record-breaking standard. Take the living room, where a carved wood ceiling looks like the upturned hull of a ship, and hidden lighting spotlights the woodwork beautifully. While the house as it stands today was built in 1993, the sunroom, with brick floors, stone walls, and a wooden ceiling, dates back to 1911—a stunning relic of the original estate.

All around the house, views of nearby Great Harbor and Buzzard’s Bay are easily visible—from the two balconies, the French doors of the family room, and even the bay window in that fireplaced dressing room. The constant presence of the ocean is fitting, considering the home’s last owner, philanthropist James Clark, founded the Clark Arctic Initiative at the Woods Hole Oceanographic Institution, among contributing to many other causes, before he passed away in 2015. Clark’s son, Jamie Clark, is now the owner of the Woods Hole gem, but as he and his family reside in Texas, he’s now chosen to sell the estate, according to the Cape Cod Times. Should the next buyers set a new record, they’ll be rewarded with some of the most glorious views around.
