Even in its previous iterations, this property has always been one to impress. The first version, dubbed Kragsyde, was a Shingle style masterpiece built by Boston architecture firm Peabody & Stearns in the 1880s. It came down in 1929, and was replaced by three more cycles of grand homes, ending in the 2015 mansion that stands today. From its flat roof to its granite and copper clad exterior, the manor juts out like an outcropping 60 feet above Lobster Cove, blending in beautifully with the rocky terrain leading down to the beach.

No expense was spared when designing the interior—the construction costs came down to well over $1,500 per square foot—but the sophisticated scheme is pretty much the opposite of Gigi Hadid’s recent anarchic house tour that featured dyed pasta and human-sized ballpoint pens. Which is to say, it’s refreshingly simple. Walls of glass let the ocean below shine, and decorative lighting illumes certain features, like the bathtub, cabinets, and the home itself, to give them a hovering appearance.

A theme throughout the minimalist, neutral-toned scheme is marble, which adorns the living and dining room floors, the dual kitchen islands, and the master bathroom, where the stone was carefully cut to avoid breaking up any of the swirling veins. Though floor-to-ceiling windows in every room may not sound ideal for, you know, privacy, the two-acre parcel is actually angled toward the ocean and enclosed by gates for a convincing feeling of isolation. To see your neighbors, though, you need only flip flop down to Greater Pastures, the private beach that all Smiths Point owners have exclusive access to. Take a virtual video tour or peep the photos below to see it all for yourself.
