I broke into the real estate industry in 2012 by being a rental agent.  I specialize in working with first-time homebuyers, sellers, and work with developers on new construction projects throughout Boston and the South Shore. What has made me successful in the industry is my relationships with my clients.  I love meeting new clients and turning them into new friends.

Charles was born and raised in Hingham, MA and received his Bachelors Degree from Boston University. Charles’ real estate career began in 2012 by starting out as a rental agent. After one year of working in the business, Charlie made the jump into sales. During his first five years in the business, Charles was able to double his sales and rental business each year. Charles' 7 year real estate career has been very successful, closing over $65 million in transactions and he has leased over 200 residential apartments. His extensive experience includes selling multi-family homes, new construction developments, condo conversion projects, representing sellers and first-time homebuyers for condo or single family home purchases, and landlord and tenant representation for apartment leasing.

Charles has been helping local buyers and sellers locate the finest properties and negotiate the best deals. He takes great pride in knowing the latest market conditions, government regulations, and upcoming developments. Charles is all about providing excellent service, and building relationships that last a lifetime.

What's your background, education and training?

I graduated from Boston University in 2010.  I got my real estate license in 2012, and my brokers license in 2017.  In 2017, I started my own company (Charles King Real Estate) for two years before joining Compass in March 2019 and forming The Charles King Group.

What is your typical process for working with a new client?

When I meet with a new client I like to learn about them outside of real estate before we even talk about buying or selling.  I think you want to know someone on a personal level before you talk business.  Once we build a relationship, we then talk about the real estate process.  I meet clients for coffee, lunch, drinks, or wherever they are comfortable when meeting for the first time.  Selling residential real estate is about dollars and cents, but there is a huge emotional aspect to the sales process.  You need to learn about your client and what is important to them in order to fully help.

What advice would you give a client looking to find a provider in your specialty?

You want to work with someone you like and trust.  The sales process can be long and stressful.  Working with an agent you're 100% comfortable with is very important.  Make sure you are both on the same page, you feel comfortable talking with them at all times, and you have a connection.  Also, what value are they adding. Anyone can set you up with a saved search though their website or MLS.  The key is to find an agent who knows how to market property,  generate listings/leads, and someone who understands that every property/deal is different.

What inspired your passion for your profession?

I love people and really enjoy meeting people from all different backgrounds.

What services are you most excited to offer?

I love helping first-time homebuyers find their first home.  The excitement of seeing their faces as they become a homeowner is a fantastic feeling.  Also, I love selling new construction.  I think it is a fun experience seeing the project begin, go through all the construction phases, and then market/sell the units to prospective buyers.

What is the best reaction you’ve ever received from a client?

I had a client who had lived in his family's home for over 60 years.  It was an emotional move, but one they had to do for their family.  The day of closing I gave them a framed black and white photo of the house.  They got a little emotional but I knew it meant a lot to them.

What makes your business stand apart?

I am not really sure...this is a better question for my clients!!  I just try to be consistent in my approach and want to offer my clients value they can't find anywhere else.  Anyone can look at properties online now!

As soon as I knew I was going to put my home in Hingham up for sale, I contacted Charlie.  I had worked with him before and knew he got outstanding results in both representing the seller and the buyer.  I was not disappointed as we had a great offer to purchase after the very first open house.    Charlie was excellent at the negotiations and in answering all my on going questions and concerns.  He was always quick to respond and with his great communication skills and expertise, I couldn't recommend him more highly.

When we decided to sell our home I started to look for a local agent to work with. After viewing many agents, and reading many reviews, we decided to contact Charles King. Based on all of the positive reviews we read about him, he seemed like the best choose. When we first met Charlie, we liked him   right away. He listened to our concerns as we told him exactly what we wanted to do, sell our 3 family home, buy a two family home, and buy a condo all at the same time.  It was a very big undertaking to sell a property and buy 2 properties, but Charlie was wonderful and certainly up for the task.  He was always available when we had questions and scheduled showings and inspections always at our convenience. Thanks to Charlie we sold our 3 family house, bought a two family house, and bought a condo all at the same time. Our closings were a day apart.  We can not thank Charlie enough for all the hard work and effort he put into making this difficult transition as smooth and as timely as possible.
