Twenty Two Liberty at Fan Pier, slated to open in November, will be a 14-story, 109-unit icicle of cosmopolitan couth. Designed to appeal to all ages, it’s proved quite popular with empty-­nesters, according to developer Joe Fallon. (With units going for upward of $1 million, this isn’t terribly surprising.) “We’ve gotten a lot of people with kids who’ve moved out, looking to enjoy city life. They want the convenience of city living in a waterfront location,” he says.

Penthouse units boast 13-foot ceilings and glass walls with 270-degree harbor vistas; lower units will have 10- or 12-foot ceilings. “The views are spectacular,” Fallon says. “People visit and do a double take.” There’s also access to a 6-acre, 100-slip marina. In-house gym Stretch 22, meanwhile, offers indoor and al fresco workouts.

For those who appreciate discretion, the building boasts gated garage space within Fan Pier that has direct-floor elevator access. Units range from studios to 3,200-square-foot penthouses with three-plus bedrooms. Some have libraries with fireplaces.

It’s a whole new world in the old neighborhood. For dinner? Perhaps Mario Batali’s Babbo, moments away. Afterward? The capp­uccino bar inside the clubroom, with waterfront views. For special-occasion primping, Salon ­Mario Russo is around the corner. No need to drive anymore, either. The Cricket, Twenty Two Liberty’s private shuttle service, will take residents all over the city.
